Karl Kruse, Principal and owner of k2PM, brings 26 years of commercial real estate development and project management experience to the firm. He has directed design and construction management for office, retail, industrial, entertainment, Internet, telecommunication, and hotel projects totaling over $325 million.

Before founding k2PM, Karl was Senior Vice President of Design and Construction for CB Madison Integrated Tenant Services in Los Angeles, a division of CB Commercial. His responsibilities at CB included project management of national accounts, business development and management of the Los Angeles Design and Construction department.

Prior to CB Madison, Karl was Director of Design and Construction for Langdon Rieder Corporation. In this position, Karl managed all design and construction activities for the Los Angeles, Orange County, San Diego, and San Francisco offices. Prior to Langdon Rieder, Karl was Vice President of Construction Services for Trammell Crow Company, one of the nation's largest private real estate developers.

Karl has achieved widespread recognition for his extensive experience managing over nine million square feet of site and shell building and interior improvements. His clients have included Google, NIKE, Relativity Media, endemol, 51 Minds, Walt Disney Imagineering, ESPN Zone, ADMUSIC, MTV Networks, NICKELODEON, Viacom, Warner Bros., Universal Studios, La Opini—n, Impremedia, United Online, IDT Entertainment, Disney Regional Entertainment, Propaganda Films, E! Networks, Medschool.com, Vivendi Universal, Rye Films, 11 Sound, Radio Station KYSR 98.7, EarthLink, z.com, scour.com, MSC Software, The Gap, Fujitsu, Datametrics, Harris 3M, Avnet, Canon, Eddie Bauer, Law Crandel, Post Kirby, Bank of California, Zurich Financial Services, Marconi Dynamics, Northrop, Chevron, EDS, Wyndham Hotels and Ralphs Grocery.

Karl graduated from the University of Nebraska's College of Engineering in 1983 with a Bachelor of Science in Construction Management. He has also completed studies in Architecture, Engineering and Business Administration. |
